Leasing Opinion - Charlotte/Columbia

I am new to BMW and wondered if I can get some feedback from the group on leasing a 2018 330i either in Charlotte, NC or Columbia, SC:

Residual value should be 61% at this point?
Is there a "percentage off" of MSRP that would be considered a good/great deal for Cap cost?
What is MF for May 2018? (I was quoted .00176)(seems high)
Lease term 36 months/12K yr
Acquisition fee $995?
What other fees besides TTL am i overlooking?
trying to drive off with just first month...

I've been wondering about lease options, also, but on 440i models. As far as discounts, my research has suggested a max of about 12% off MSRP plus whatever the current APR/Lease credit and loyalty or conquest discounts at a given time. Of course, the above is if a car has been on the lot more than a few months.

That sounds about right.

I got 10% off MSRP on an ordered 440i in Charlotte, so I think someone ought to be able to do a bit better on one that’s been on the lot awhile.

If I'm reading it right, there are $8000 in discounts in SC for the month of June - $3000 dealer incentive, $2000 rebate and $3000 Finance/Lease incentive with BMW finance. Is that correct, you can combine all together?
