PLEASE DO NOT put any money down on a lease! If you drive off the lot and the car is either stolen or totaled you lose that money. There is absolutely no difference, roll everything into the payment. You should literally only pay your first payment at delivery and perhaps DMV in US if you need new plates.

My 2015 M5 Comp Pkg was MSRP $118k, Paid $97k with European Delivery and lease price was $1,130/month, 36 months, 10k mi per year. I'm looking to lease a 2018 M5 with a MSRP of $115k as built online without the comp pkg. I think a reasonable lease price is $1,200/mth. Currently it's about $1,600/mth with only first payment due at lease signing. This is very similar to your lease price if no money down. I've chosen to wait until prices are in the $1100/mth range. Putting money down on a lease is definitely tricky. I am buying so I'm in a different boat. However, I would also say gap insurance is a must for any car in this price range so you don't run into this dilemma.

Honestly those f10 m5 deals aren't going to come for awhile. But yea it's risky if car is totaled or stolen but I thought $1349 wasn't bad at all for that considering some prices people are paying now

You can put down MSD (max 7 x monthly amount) to reduce your MF. This you get back at the end of the lease.
