Actually I HAVE had a couple buddies move to Houston and Dallas lol. You're welcome. California is becoming a little less livable nowadays.

Its actually crazy. Tons of folks in the north Dallas area selling their homes and taking the profit and moving even further north... I guess Gov. Moon-Beam 2.0 has worked out any better than V1.0 in the 70s ;-) It may be time to join those buddies of yours here in the Republic of Texas
